A-Z of Council Services:

Planning Applications
The Council deal with most types of planning applications. Under the Town and Country Planning legislation development is defined as any building, engineering, mining or other operations in, over or on land, or the making of any material change of use of any building or other land. This means that not only physical building works but changes of use of land and buildings are likely to need planning permission. Before beginning any development or changing the use of buildings or land you should contact the planning department.

When a planning application is received it is registered on the computerised system, money receipted, application captured onto our mapping system, the application plotted where any policy constraints are identified, i.e. public footpath and any planning history identified.

Applications are then checked to see if the correct fee has been submitted, forms completed correctly and the necessary plans have been submitted and checked for accuracy.

Statutory and non-statutory consultations are carried out with any necessary publicity along with neighbour consultations and site notices undertaken.

Planning officers then visit the application site and carry out any negotiation and consider whether the proposals meet the development plan.

Recommendations are prepared to be dealt with under a scheme of delegation or for committee determination.

Once a planning application has been determined the decision notices are distributed.
