In addition to this, there are new requirements in regard to minimum energy efficiency standards that was introduced on 1st April 2018 meaning that tenancies starting after this date must have an EPC rating of E or above. 

Also, under the Immigration Act 2014, landlords must keep evidence that their tenants have the correct immigration status to be able to rent a property in the UK.
